Buying a home is one of, if not the, largest descions and investments you will make in your life. When you decide to buy a home there are many questions and I am here to help you. The first question I am often asked is "what does a Realtor do for me as a buyer?" and this depends on how you and I decide to proceed with our relationship. When I become your buyer’s agent, I advocate for you, getting you the best price, dealing with the little things and helping you find the best loan available. I owe you my full fiduciary (legal) duties, like loyalty and confidentiality, making sure that at the end of the day you have a worry free experience.
Next you may ask "What else do I get when I have Kevin W Hogan as my buyer's agent?" and the answer is simple, everything you need. This includes helping you define what you want and need from a home, giving you information on schools and neighborhoods, and evaluating any property you select to see. I also explain all forms in easy to understand language, cutting through the legalise and letting you know what contingencies to ask for to protect you and give you the best deal. Finally you know your position and information is safe with me as I monitor the entire process from start to finish.
You may now think, "That's a lot of service, what will it cost me?" and the answer is I normally receive compensation through the listing broker. This is why when we meet I ask to enter into a mutual contract with you and become your buyer's agent, you recieve the highest level of service with nothing out of pocket.
The next thing to consider is "How much can I afford?" This is determined ultimately by a loan officer. If you have one and she has given you an amount you are approved for then we can start looking now, if not I can suggest a lender for you to speak to. The process involves a series of questions and calculations that will allow us to know how much house you can afford. Keep in mind that most lenders will not let your monthly mortgage payment exceed 28 percent of your monthly pre-tax income. When speaking to a lender you will be pre-qualified, which is a rather informal number of what you can afford. When we begin looking in earnest for your dream house you will want to get pre-approved, which is a guarantee in writing from your lender that the money will be there when you make an offer. This makes your offer all that more attractive and can greatly reduce the time until closing.
