Overview: Kevin Hogan is a member of the Exit family at Exit Preferred Realty. The office is located in Bel Air, MD, but Kevin works from his home in Eldersburg, Carroll County, MD. He has worked with investors scouting over 200 REO / Foreclosure properties since 2014. He has also worked with banks doing both Short Sales and REO Listings, closing transactions from Chestertown to Reisterstown. This includes Occupancy Inspections, Engaging Property Management Services, Listing and Marketing REOs and Working with Foreclosure Attorneys and Title Companies to make sure transactions run smoothly.
His background as an English major and paralegal facilitates communication with banks, title companies and asset managers. He understands the complexities and specialization needed when working with Asset Managers, banks and others in the REO Industry. He has dealt with inspections, evictions, cash for keys, clean outs, winterization and utilities. He is also an expert in staging properties to sell for their maximum value.

Advertising: Kevin Hogan's marketing plan is based on active marketing. Where most agents employ a boilerplate marketing plan, a passive one where they sit around with their fingers crossed waiting for a buyer to show up and buy the property, Kevin sees this as unpredictable. The results they have show this because things like holding open houses, sending out flyers and advertising in the newspaper may or may not bring a buyer. Kevin on the other hand is much more aggressive and very predictable. He spends his time and energy contacting the people who bring buyers, other agents. Every afternoon Kevin makes 10 to 25 calls to other agents and brokers, aprising them of his inventory and encouraging them to bring us a buyer. What advertising he does is to create "Maximum Exposure Marketing" across the board. He films an HD video tour featuring himself pointing out all of the great features of the listing syndicating it to multiple streams of advertising and social media. The bottom line is that all of those effective regimented processes point towards higher offers in a shorter amount of time creating a "win" for his clients.
